Pending Sales Dropped Again. Stop Waiting for the Market to Make Sense.

The National Association of Realtors reported that pending home sales fell 2.3% in July, dropping to the lowest level since January of this year. Every single region in the country posted a monthly decline.
Buyers are exhausted. Between mortgage rates that refuse to budge and a resale inventory that refuses to stock the layouts modern families actually need, people are just sitting on their hands. And while sitting on your hands is a perfectly reasonable reaction to a frustrating market, it is not a long-term housing strategy.
Here is the plain truth about waiting: the market does not owe you a perfect moment. Rates are doing what rates do, and the lock-in effect means the best resale homes are still being held hostage by three percent mortgages. If you need a house that works for your family today, you are probably going to have to build it or renovate it yourself.
