The 7 Percent Club: Why the Handle Is Not the Story

The handle changed. The math barely did.

Freddie Mac's Primary Mortgage Market Survey for September 24 put the 30-year fixed at 7.03 percent, up from 6.95 percent the week before. The 15-year climbed too, landing at 6.42 percent. And because the internet is the internet, the group chats immediately caught fire about the handle flipping to seven, as if the number grew a third digit overnight.

Here is the calm part. The move from 6.95 to 7.03 costs roughly twenty dollars a month on a $400,000 loan. Twenty dollars is real money, and it is also less than most people spend on lunch twice. The handle is a headline. The payment is the math, and the math barely blinked.

It is also worth remembering who is still signing. Pending home sales rose 0.3 percent in August, with gains in the South and West offsetting declines elsewhere. Buyers are not celebrating 7 percent, and neither am I. They are simply refusing to let a rounding error in a dramatic costume cancel their lives.

So welcome to the 7 Percent Club, a club nobody joined on purpose. The dues are boring, the meetings are optional, and the exit strategy has always been the same: you can refinance a rate later, but you cannot refinance a year of waiting now. Control the controllables, which in this house means the right ground, an efficient plan that adapts with you, and interiors that finish the story.

The handle changed. The plan did not. Keep the plan.
